We have a number of packages that offer good value for money. All gas, heating and electricity is included within the price.

Prices range from £130 for a short break in low season to £370 for a week in high season.

Booking Conditions

THE SIGNING OF THE BOOKING FORM CONSTITUTES ACCEPTANCE OF THESE CONDITIONS BY THE CLIENT.

1. These booking conditions form the sole contract between the owners and the person signing the booking form (who must be 18 years of age or over). The person signing the booking form shall be deemed to be signing on behalf of all members of the party who agree to be bound by the booking conditions. No contract shall exist until the owners have received a signed booking form, together with the correct payment, and we have confirmed your booking in writing.

2. A non- refundable deposit of £100.00 per week or part week is required at the time of booking and the balance is payable 8 weeks prior to the date of arrival. If the booking is made 8 weeks or less from the date of arrival, the full amount is required at the time of booking.

3. The deposit will be treated as part payment of the total amount due. If the balance is not paid 8 weeks prior to the arrival date the owners shall have the right to cancel the booking without further notice. Any cancellation of a booking must be in writing and is subject to the following cancellation charges:- More than 8 weeks prior to your arrival date, full deposit. 8 weeks or less prior to your arrival date 100% of the total rental cost

4, Force Majeure: The owners of the property or their servants or agents will not be liable for loss or delay occasioned by any of the following: Strikes, Riots, Political Unrest, Hostilities, War, or threat of War, Terrorist Activity, Closure of Airports or any other event beyond the owners control . The owner, the management company or their agent will not be liable for any loss or delay caused by conditions over which they have no control

5. Should any problem occur with the accommodation during your stay, you must notify our local management company immediately. Unless there is a valid reason, we will not consider the owner, their agents or representatives liable for any complaint that was not initially registered with the Management Company during your stay. The 24 Hour help telephone number will be provided to you on arrival at the cottage.

6. The client is responsible for and pays all travel arrangements, airline tickets, car rental, medical and travel insurance and any other cost incurred in connection with the holiday. Payment via the booking form is for the rental of the cottage only.

7. The Owners or Management Company will check the property on your departure. If any damage, breakages extra cleaning i.e. baked on grease in or on cooker, which would result in extra cleaning, are identified you would be charged accordingly. Please note bin collection day which is in your arrival information.

8. Guests are required to have appropriate travel/holiday insurance in force for the period of the trip. All international guests must have a full 10-year machine-readable passport with at least 6 months remaining after your trip.

9. A security deposit of £100 must be paid with your final balance. The party must treat the property, its furniture, fittings, utensils and other facilities with respect. Any loss or damage must be reported immediately. The cottage will be cleaned prior to your arrival and after your have departed. The cottage must be left in an orderly state. The owners reserve the right to withhold any monies from the security deposit to pay for any loss or damage caused to the property or its contents by any member of the party. The security deposit will be fully refunded within 2 weeks of vacating the cottage and after the owners have received a satisfactory status report/inspection from our management company.

10. Only those persons identified on the booking form are authorized to use the property. Any changes to the persons booked to occupy the cottage must be notified for insurance purposes. The maximum number of guests in the cottage is 4 with the condition that all persons sleep in the bedrooms/beds provided.

12. For the comfort of our future guests there is no smoking allowed inside the cottage. Smoking is allowed only outside of the property and all smoking materials should be handled and disposed of carefully. There is a bin provided on the external footpath, by the door, for tab ends etc.

13. If occupants are found smoking within the premises, causing a nuisance to other residents within the area or found to be misusing/abusing any of the facilities and equipment supplied with the cottage, they may be asked to vacate the premises immediately and forfeit all monies paid.

14. The owners accept no liability for loss of belongings from or damage to vehicles parked within the cottage grounds.

This contract is subject to and shall be in accordance with the laws of England and shall be subject to the jurisdiction of the English Courts
